We're wrapping up our design service series where the bulk of our projects lie, major home renovations. From one room remodels to full house transformations, we've been blessed with multiple opportunities to uniquely customize houses into homes. Major renovations are no small feat, and thankfully we know a thing or two in what it takes to reach a successful finish line.
Renovating an existing structure requires a lot from a team, including thoughtful planning, anticipation for the unknowns, an excess of decisions, and thorough communication throughout the process. Read on to learn how our structured process removes stress & anxiety so our clients can enjoy the process.
The preliminary phase requires extensive involvement; therefore, hiring a designer before any decisions or selections are made is really important. We gather a lot of information about our client's lifestyle, design style, budget, desires, and needs within their project to begin curating the home of their dreams.
We spend 2 weeks drafting preliminary plans before scheduling a virtual review to gather client feedback and tackle potential revisions. Our preliminary review includes 2D floorplans, elevations, electrical plans, etc. This meeting allows for quicker feedback while providing a sneak peek of what's to come. We also confirm potential trades to begin the bidding process.
Within 4 weeks of curation we schedule Trades Day with potential contractors to walk through the existing space(s) and discuss the proposed vision while viewing our preliminary plans. Contractors confirm requirements & costs around the proposed vision which steers us towards the proposed budget. This information is really important as we transition into material selections.
Following Trades Day we finalize selections for all coordinating finishes, and generate renderings including all the fun details. We collect material samples and finalize presentation documents as we gear up for the big presentation. We aim to have all rough estimates from coordinating trades to present with the proposed selections.
Following our full design presentation, we transition into our revision period where we tackle any potential revisions. We aim to blow our clients away; however, we understand minor changes are likely to occur. If minor changes is all that is required, we've done our job very well. We keep the revision period within 2 to 4 weeks to keep the project moving in a forward motion.
Once our client confirms all selections, we sign off on our selection schedule and transition into our procurement phase where we order coordinating products & materials, excluding major construction materials. We manage all facets of procurement from tracking orders to installation coordination.
We finalize all technical plans such as custom elevations, cabinet elevations, electrical plans, tile drawings, paint schedules, hardware schedules, etc. to organize in our on site install binder; the installation reference for all trades.
As we transition into installation phase, we coordinate schedules with the GC to ensure all products are ready & available come time. We coordinate routine site visits to oversee important line items, such as post demo framing, electrical & plumbing rough-ins, tile pattern confirmation, fixture heights, & punch out lists. We also serve as the point of contact if ever the team has questions about the design plans.
Just before construction is complete we coordinate furniture and styling installation with our client and delivery crew. We install pre-selected furnishings & coordinating accessories to provide the beautiful reveal we all love. There are many moving parts within furniture installation; therefore, we kindly ask our client(s) to leave the site until we are finished. Full house installations require multiple days to complete.
Major renovations require a multifaceted process lead by a dedicated team of professionals, and we are thankful for each of our clients who have placed their trust and faith in our process to help lead them to a strong finish line.
